Project Manager

Adjaye Associates is seeking an individual with an architectural background. They could be an architect with five or more years’ experience who is already carrying out; project programming, internal resource management, administration of existing contracts, building regulation compliance, project-specific fee negotiation with specialist contractors and management of budgets.

As a Project Manager your job is to get the project delivered on time and to budget whilst protecting the integrity of the design and ensuring full compliance with regulations. This will require you to be self-motivated, to work confidently on programming, planning and resourcing; reporting back to the project leads and directors and management teams as to the progress of the project teams; and the daily management support for the design teams in a project management role. This role will be project-focused but working in parallel to the contracts management team.

Responsibilities include but are not limited to:

Project programming

Establish an overall project programme with the Project Leader / Project Architect, client, and external partners. Oversee and ensure project programme deadlines are met; challenge time frames to safeguard the design periods; prepare detailed design programmes appropriate to the work stage clearly outlining objectives, interim information exchanges and design team outputs to ensure the whole design team has a clear understanding of how and what they need to contribute to meet contractual milestones. Responsible for project programme and internal project budget management. During construction, ensure the project team reviews submittals and shop drawings, coordinates the response to RFIs; coordinating with the owner’s representatives, contractors and executive architects and undertake all projects related reporting tasks on behalf of our design teams for projects that you are involved in. To do so this will also require you to have a complete understanding of the agreed project-related contractual terms so that these are met accordingly.

Internal Resource Management

Support and monitor the delivery of the project in line with the project brief, contractual framework and resource plan. Collaborate closely with the project leaders / project architects, structure the teams and workload effectively to ensure appropriate usage of resources. Identify and mitigate areas of risk/concern and their potential impact. Actively monitor the internal teams’ adherence to defined scope and ensure the project teams stay on track staying within what is required and not taking on tasks outside of their scope. This will also require you to have a complete understanding of deliverables so that you can provide the necessary support to the design team leads and directors to ensure that project deadlines and deliverables are met.

Project related fee negotiation and management

Reviewing sub-consultants fee proposals, review resourcing estimates and estimate build costs and generally manage all queries regarding appointments and contract administration including assisting the Contracts team where required to resolve contractual issues. Work with project directors to negotiate terms of appointments. Prepare claims for additional services/fees that may arise as well as managing any disputes or potential claims. Reviewing invoices of sub-consultants to make sure that they are in line with agreed terms prior to them being settled by accounts.

Knowledge exchange

Participate in sharing knowledge with other project teams through cross team activities such as Design Reviews. Participate in learning activities, keep abreast of statutory regulations, technological developments and regularly attend internal studio talks and workshops. Develop professional and technical skills. Share knowledge, experience and lessons learned across the team and the wider studio.

Administration

Contribute to the maintenance of records of projects. Prepare and analyse records quickly and clearly and to present to management including establishing and delivering project specific KPI’s, project programmes, trackers, route maps and weekly/ monthly reporting including project meeting minutes and general project related administration tasks.

ISO Accreditation

The studio is in the process of achieving ISO accreditation. Whilst your primary role will be to act as a Project Manager for the studio you will be heavily involved in the preparation of documents and assisting the management team in achieving this goal. This role will require you to be proactive and work with the ISO consultant and the management team to achieve accreditation within a required programme. Inclusive to this will be establishing documentation/proformas and systems that will be used by the studio.

Project Lead

Adjaye Associates is looking for a Project Lead in our New York office interested in working on a broad range of experience in scales from private houses, retail and exhibitions to cultural centers, civic landmarks, residential towers, and community masterplans. The successful candidate will share in our devotion for social impact, and should have experience coordinating with consultants, contractors, and clients while mentoring a team to complete extremely high-quality work in a self-motivated but collaborative manner.
Responsibilities include but are not limited to:
  • Reporting to project leadership (Principal, Associate, Director, Project Architect) as project requires
  • Management of junior team members
  • Drafting comprehensive drawing sets from concept through construction documents
  • Developing presentations, renderings, and models
  • Resolve design issues with creative and practical solutions by developing multiple design options that meet the project budget and design approach
  • Coordinate with consultants, fabricators, vendors and regulatory agencies to meet overall  project objectives
Essential Skills:
  • Excellent communication skills, fluent in English (spoken and written)
  • Fluent in putting together an extremely well documented and coordinated drawing set
  • Comfort balancing project schedules, staffing, and budget constraints
  • Proficiency in Revit, AutoCAD, and Rhino, with V-Ray, Grasshopper, and 3ds Max a plus
  • Excellent Adobe Suite skills
  • Solid understanding of materials, construction techniques, and zoning/building codes
  • Strong organizational skills and ability to work on multiple or fast-paced projects
Experience & Qualifications:
  • Bachelor’s or Master’s Degree in Architecture.
  • 4+ years of experience in all phases of the design process: conceptual, detail and design  development, construction documents, and construction administration with site supervision
  • Experience working in a leading American or international architecture firm as a designer on built and published references
  • Licensed or on-track towards licensure
  • Currently (or in the process of) residing in New York
  • Must be authorized to work in the U.S.
